Terms & Conditions:

All tracts sell with full farming rights to the buyer for the 2018 crop year.

No buyer’s premium will be charged at this auction.

Auction Procedure: These properties will be offered in 4 separate tracts with all tracts being recently surveyed. Tracts 1 & 2 will be sold first on a price per acre basis and will be offered through the marketing method of “high bidder’s choice”, whereas the high bidder can take either or both tracts for their high bid per acre amount times the number of acres in either or both tracts that they select.  If only one tract from the first choice group is selected by the high bidder, the remaining tract will then immediately be put up for auction.  After Tracts 1 & 2 have sold, we will sell Tracts 3 & 4 on a price per acre basis and they too will be offered through the marketing method of “high bidder’s choice”, whereas the high bidder can take either or both tracts for their high bid per acre amount times the number of acres in either or both tracts that they select.  If only one tract from the second choice group is selected by the high bidder, the remaining tract will then immediately be put up for auction.

The successful high bidder on each tract must pay a 10% non-refundable down payment (payable by personal or business check to York Title) and sign the real estate sale contract immediately following the real estate auction.  Balance must be paid at closing within 45 days when good title & possession will be granted.  This property sells AS-IS with no-contingencies, there are no expressed or implied warranties made by the seller or Schneider Auctioneers, LLC pertaining to this property.  Each potential bidder is responsible for conducting his or her own independent inspections, inquires, and due diligence concerning the property.  This sale is not contingent on the buyer’s ability to obtain financing.  Any inspections needed by the buyer must be made before the auction at the buyer’s expense.  All announcements auction day shall take precedence over any prior advertising either internet, written or oral.  The information herein is believed to be accurate; however, no liability for its accuracy, errors or omissions is assumed.  All lines drawn on maps, photographs, etc. are approximate.  Buyers should verify the information to their satisfaction.

This sale shall include 100% of the mineral rights owned by the sellers.

Sale of the property is subject to any and all easements of record.
