Tract 3 is located in Sections 8, 17 & 18 of Township 48N-R4W, Montgomery County, MO.  From Interstate 70 and Hwy. 19 at New Florence, take Booneslick Rd. east approx. 2.7 miles to Ellis Rd., take Ellis Rd. 2.5 miles to Wallflower Rd., take Wallflower Rd. .8 miles to Humming Bird Rd., Take Humming Bird Rd. .8 miles to Tract 3.

Terms & Conditions:

All tracts sell with full farming rights to the buyer for the 2018 crop year.

These properties will be offered in 4 tracts with all tracts currently being surveyed. Tracts 1 & 2 will be sold first on a price per acre basis, and will be offered through the marketing method of “high bidder’s choice”, whereas the high bidder can take either or both tracts for their high bid per acre times the number of acres in either or both tracts. After  Tracts 1 & 2 have sold we will offer Tracts 3 & 4 individually with each tract being offered for a lump sum total dollar amount (not per acre).  Tracts 3 & 4 will then be offered in their entirety (combined) and will sell in whichever manor results in the highest selling price.  At the auctioneers discretion, Tracts 3 & 4 may be offered several times separately and combined until the maximum selling price can be defined.

The successful high bidder on each tract must pay a 10% non-refundable down payment and sign the real estate sale contract immediately following the real estate auction. Balance must be paid at closing within 45 days when good title & possession will be granted.  This property sells AS-IS with no-contingencies.  Any inspections or financing needed by the buyer must be made before the auction at the buyer’s expense.  All announcements auction day shall take precedence over any prior advertising either internet, written or oral.  The information herein is believed to be accurate; however, no liability for its accuracy, errors or omissions is assumed.  All lines drawn on maps, photographs, etc. are approximate.  Buyers should verify the information to their satisfaction.
